Hello and welcome, I’m glad you’re here! My name is James Beutler, and I’m passionate about helping people navigate the home financing process with confidence and clarity. I’m an Originating Branch Manager with Primary Residential Mortgage, Inc., and I’ve been in the mortgage industry for more than 25 years. Over those years I’ve helped clients through just about every type of market imaginable, from the housing bubble and Great Recession to today’s inventory and affordability challenges. Through it all, one thing has remained constant: every client’s situation is unique, and they deserve honest guidance, strong communication, and a lending partner they can trust.
Originally from the Tri-Cities area, I attended Linfield University in McMinnville, Oregon, graduating with a Bachelor of Science in Finance in 1998. Shortly after college, I moved to Vancouver, Washington, and have proudly called Southwest Washington home ever since.
One of the most rewarding parts of my career has been helping first-time homebuyers take what can feel like an overwhelming process and make it understandable and achievable. I’m a strong believer that education empowers people to make better financial decisions, which is why I regularly teach homebuyer education classes focused on topics like down payment assistance, credit improvement, loan programs, budgeting, and long-term mortgage planning. Whether you’re purchasing your very first home, upgrading to your next one, investing, or exploring a refinance, my goal is to provide guidance that fits your specific needs and long-term goals, not just today’s transaction.
I’m also formerly the Vice President of the Lighthouse Resource Center, a nonprofit organization dedicated to removing barriers to financial empowerment through education. That mission continues to shape the way I approach my work every day.
Outside of work, family is everything to me. My wife, our two daughters, and our two French Bulldogs keep life fun and busy. We love traveling throughout the Pacific Northwest and are increasingly looking forward to more international adventures in the years ahead. I’m also a big fan of good food, grilling on the Traeger, spending time with family and friends, and exploring the incredible wineries throughout the Willamette Valley, Walla Walla, and beyond.
Thank you for taking the time to learn a little about me. I would love the opportunity to learn about your goals and see how my team and I can help you purchase your next home or refinance your current one.
